| Terms and
Conditions 1. A $250 deposit is
due when you book your reservation. This non-refundable deposit is
not a surcharge, but rather a prepayment of your rental fee. Please
make checks payable to Violetta Ramos and mail to:

2. The remaining balance of your rental fee and
the $300 refundable security deposit must be paid 14 days prior to
your arrival. For example, if you rented the villa for one week at
$925, you would have made a $250 deposit at the time of booking your
reservation. So your final payment should be $975 ($925 rent - $250
deposit + $300 security deposit).
3. Additional charges may result at the end of
your stay for damages done to the property during your stay or for
missing items when performing the end of stay cleaning and
inspection. We will not process any charges without first notifying
you and giving you an opportunity to remedy or explain the loss or
damage.
4. Within 10 days of receiving your reservation
and deposit you will receive a confirmation which will include your
reservation information along with the balance due 14 days prior to
your stay.
5. You will receive the final documents
approximately 30 days before your check-in date. The documents will
detail the home's security system, directions to the home, and
check-in/check-out procedures.
6. CANCELLATIONS - If for any reason you cancel
your reservation, you are liable for the following:

A. 90+ days notice, $200 refund of the
security deposit ($50 administrative fee)
B. 45 to 90 days notice, $100 refund of the security deposit
($50 administrative fee and a $100 penalty)
C. 30 to 45 days notice, no security deposit refund ($50
administrative fee, and a $200 penalty)
D. Less than 30 days notice - the full rental will be
forfeited and charged to your credit card unless the
premises can be re-rented on similar terms in which event
the deposit only will be forfeited.
*** Penalties are used to offset the cost
of paying realtors or vendors a commission to book the
property on short notice.

7. Unfortunately, we cannot
control the weather or other "acts of God". We will work as quickly
as possible to make any repairs or correct any problems that might
occur during your stay, however, we cannot offer refunds for
situations outside of our control.
8. The property is a non-smoking property (smoking
is allowed outside) and we institute a no pet policy which is
strictly enforced by our local management company. If housekeeping
finds evidence that pets were in the home or that people were
smoking inside the home you will be charged additional cleaning
charges.
9. Any disputes or issues concerning this rental
agreement that cannot be settled in an amenable manner acceptable by
both parties shall be governed by the laws of Florida state, or
optionally, can be handled by a mediation company that is mutually
agreed upon by both parties.
10. Check in time is 4 p.m. and Check out time is
promptly at 11 a.m.
